.So $7,600 is the 'expected' expenditure for outdoor living and patio spaces (over the spread of 2 years lol)? Does anyone find this number to be unrealistic? Is anyone able to install smaller patios with landscaping at the 7-8k figure and still turn a profit? Seems kind of strange that the average money a consumer expects to spend inside the home is about 60.7k over 2 years, but only 13.5k on exterior projects. Thoughts? Are these figures just garbage?</div>

The main reason for the gravel is drainage, but isn't the sand just going to act in the same manner since it wont be holding water? Id definately have to use fabric to seperate the gravel from the sand, and there wont be any grid since I'm not allowed to dig that far back into the dune. Using mini creta 6&quot;, might be 4.5' high when all is said and done. Was planning on using gravel but was just wondering out loud.</div>

			<content:encoded><![CDATA[<div>Here's a few construction pics of a job we finished last year. The interesting thing on this project was the spongy area we found on day one as we were excavating the patio base.<br />
Upon further digging, ( 2' deep at foundation) we found water flowing through the brick foundation. This is well below the finished basement concrete floor so there was a huge pocket of water under the house. Once we started mucking out all the loose, saturated mud, we noticed the deck steps were only set on 4&quot;x8&quot;x16&quot; solid blocks and they were starting to sink.<br />
Braced the steps, dug down to solid ground, added French drain system, and set the posts into some new sono tubes.<br />
Thinking we solved the problem, I went to the other corner of the house and did some exploratory digging. Same thing 2' below finished floor, water seeping out the mortar joints. Dug another French drain along the foundation and daylighted pipe into the woods.<br />
